What is a Commercial EPC?

A commercial Energy Performance Certificate records the energy efficiency of a property with ratings from A-G, similar to the labels provided for domestic appliances.
It is produced using standard methods and assumptions about energy usage so that the energy efficiency of a building can easily be compared with another. This allows prospective tenants, owners, occupiers and purchasers to analyse survey information on the energy efficiency and carbon emissions of their building.
A commercial EPC is also accompanied by a recommendation report that lists measures to improve the energy rating of a property.

When is a commercial EPC required?

If you are selling, renting or building a commercial property, a commercial EPC is required. An EPC should be provided to a prospective buyer or tenant no later than when a viewing is conducted or when written information is provided about the building. Even if no marketing takes place, it must be provided before entering into a contract to sell or let.

Are there any circumstances where an EPC is not required?

  • Places of worship
  • Temporary buildings with a planned time of use less than two years
  • Stand alone (entirely detached) buildings with a total useful floor area of less than 50m2 that are not dwellings
  • Industrial sites, workshops and non-residential agricultural buildings with low energy demand
  • On sale or rent for buildings due to be demolished
